We have had the pleasure of working with Ray and Lisa (Buyers Advocate Perth) over the past couple of months, in our quest to get on the property market in Perth. Prior to meeting them, we had viewed in excess of 20 properties over a nunmber of months and had lost all hope of being able to find something within our price range. Ray and Lisa made the whole process so easy and much more enjoyable. As a Melbourne resident looking for an investment property in Perth, I needed expert assistance from someone who knew Perth well, understood the market dynamics and could inspect properties on my behalf. In Ray (Buyers Advocate Perth), I could not have hope to make a better choice. I had expected a Buyers Advocate to find me appropriate properties, inspect, advise and negotiate the purchase. However, with Ray I was surprised to get so much more than this. From initial research, to frank advice, to not only suburb but actually Street profiling (usually down to section of the street), inspection, suggestions on works which would need to be done and cost estimates, to liaising with potential agents for me to use, conveyancers, insurers...the list goes on. Effectively, Ray acted on my behalf, with transparency, honesty, eagerness and professionalism (better than I probably would have done myself) at all times. We had a great experience with Ray and Lisa and would recommend them to anyone trying to purchase a property. My wife and I live in the northern WA and were having no success trying to find an investment/future home from so far away. After speaking with Ray, I was pretty sure he was different to other buyer’s agents we had talked to, and he certainly was.
There is no doubt that Ray and Lisa are focused on getting the best outcome for the buyer. At no point did I feel like we were being rushed into a property that wasn’t right for us just to close the deal; in fact, it was the opposite of that. There was a real commitment to waiting and getting the right property at the right price.
Ray and Lisa put a lot of time into this; visiting numerous properties, photos, videos, concise reports, detailed reports and managing all the admin from offers to eventual settlement. Additionally, you get the benefit of their experience to ensure you don’t miss anything that would cost you in the future; which we certainly would have without them.
Ray and Lisa are such a great team, I hope we get the opportunity to work with them again.

I am Sydney based and used to travel to Perth for project work. I liked Perth and decided to buy an investment property there. I came across some good reviews of Ray and decided to work with him as I was interstate and the property market was very competitive which made it more challenging. We had no idea what we were doing when we started looking for a house. There were so many decisions to make, and we were very overwhelmed—especially when it came to figuring out what made a good investment. Ray and Lisa made the whole process so much easier. They took the time to understand what we wanted (even when we weren’t sure ourselves) and guided us through everything without any pressure, they also werent afraid to challenge us in our thinking and give real advice when assessing different properties.
Before finding them, I spoke to a few of the bigger buyers’ agencies, but something about them didn’t sit right with me. They felt super salesy, and I didn’t like the fact that the person you meet at the start isn’t the one who actually finds your house—you just get handed off to whoever’s available. Ray and Lisa are the total opposite. It’s just the two of them, and they handle everything themselves, which makes a huge difference.

We recently worked with Ray and Lisa to buy an investment property in Perth.
Never having used a buyers agent before, I wasn’t too sure what to expect. After looking around and speaking to Ray, I could feel that he really understood what we were looking for, and had data and local knowledge to help us feel confident in making the leap.
Throughout our property journey, it was honestly such a simple process with Ray and Lisa guiding us through each step. It wasn’t the first time that we had been through the process of looking to buy property, but it was completely different having local experts on our side. We were given shortlists of properties to look at, with detailed analysis for what makes the properties special, so we didn’t feel like we had to blindly follow what was given, but could feel confident in the properties we focused on.

Three reasons to work with Ray and Lisa.
Being abroad and unfamiliar with the property landscape in Perth, we engaged Ray and Lisa to help us purchase our first house in Perth. There are many good things I can say about our experience, but I'll focus on three.
1. Informed Decision Making - Ray and Lisa are very data driven and logical in their thinking. This has been helpful in terms of keeping us from making emotional decisions. Every recommendation came with adequate research and data to back up. Risk factors were well thought out.
2. Negotiation - Ray is especially proud of his negotiation skills and our experience with him backs this up! In our case, after a few weeks of viewings, Ray and Lisa noticed that a previously viewed property was still on the market and took to investigating the reasons for a longer than usual duration on the market. Based on these findings, Ray recommended a negotiation strategy which we followed through with. The end result was that we got the property below asking price in a market where strike price tended to be above asking price. The savings here more than covered Ray and Lisa's fees.
3. Professionalism - we are in the advisory business ourselves and are quite demanding in terms of due diligence. In this regard, Ray and Lisa were absolutely professional. Communication was timely, concise and precise. Workflows were clearly outlined and roles were clearly assigned to the overall team. Ray was extremely familiar with every clause in the contract of sales we signed, which really impressed me. No stone was left unturned in the process. In fact, there was a small dispute on rent increase for the property being purchased. Despite the size of the prize being immaterial, Ray and Lisa pushed for a resolution.
Overall, we are extremely satisfied with our engagement with Ray and Lisa. If you're in the market for a property, definitely ring them up - nothing to lose, everything to gain.
