As a Melbourne resident looking for an investment property in Perth, I needed expert assistance from someone who knew Perth well, understood the market dynamics and could inspect properties on my behalf. In Ray (Buyers Advocate Perth), I could not have hope to make a better choice. I had expected a Buyers Advocate to find me appropriate properties, inspect, advise and negotiate the purchase. However, with Ray I was surprised to get so much more than this. From initial research, to frank advice, to not only suburb but actually Street profiling (usually down to section of the street), inspection, suggestions on works which would need to be done and cost estimates, to liaising with potential agents for me to use, conveyancers, insurers...the list goes on. Effectively, Ray acted on my behalf, with transparency, honesty, eagerness and professionalism (better than I probably would have done myself) at all times. Three reasons to work with Ray and Lisa.
Being abroad and unfamiliar with the property landscape in Perth, we engaged Ray and Lisa to help us purchase our first house in Perth. There are many good things I can say about our experience, but I'll focus on three.
1. Informed Decision Making - Ray and Lisa are very data driven and logical in their thinking. This has been helpful in terms of keeping us from making emotional decisions. Every recommendation came with adequate research and data to back up. Risk factors were well thought out.
2. Negotiation - Ray is especially proud of his negotiation skills and our experience with him backs this up! In our case, after a few weeks of viewings, Ray and Lisa noticed that a previously viewed property was still on the market and took to investigating the reasons for a longer than usual duration on the market. Based on these findings, Ray recommended a negotiation strategy which we followed through with. The end result was that we got the property below asking price in a market where strike price tended to be above asking price. The savings here more than covered Ray and Lisa's fees.
3. Professionalism - we are in the advisory business ourselves and are quite demanding in terms of due diligence. In this regard, Ray and Lisa were absolutely professional. Communication was timely, concise and precise. Workflows were clearly outlined and roles were clearly assigned to the overall team. Ray was extremely familiar with every clause in the contract of sales we signed, which really impressed me. No stone was left unturned in the process. In fact, there was a small dispute on rent increase for the property being purchased. Despite the size of the prize being immaterial, Ray and Lisa pushed for a resolution.

Being abroad and unfamiliar with the property landscape in Perth, we engaged Ray and Lisa to help us purchase our first house in Perth. There are many good things I can say about our experience, but I'll focus on three.
1. Informed Decision Making - Ray and Lisa are very data driven and logical in their thinking. This has been helpful in terms of keeping us from making emotional decisions. Every recommendation came with adequate research and data to back up. Risk factors were well thought out.
2. Negotiation - Ray is especially proud of his negotiation skills and our experience with him backs this up! In our case, after a few weeks of viewings, Ray and Lisa noticed that a previously viewed property was still on the market and took to investigating the reasons for a longer than usual duration on the market. Based on these findings, Ray recommended a negotiation strategy which we followed through with. The end result was that we got the property below asking price in a market where strike price tended to be above asking price. The savings here more than covered Ray and Lisa's fees.
3. Professionalism - we are in the advisory business ourselves and are quite demanding in terms of due diligence. In this regard, Ray and Lisa were absolutely professional. Communication was timely, concise and precise. Workflows were clearly outlined and roles were clearly assigned to the overall team. Ray was extremely familiar with every clause in the contract of sales we signed, which really impressed me. No stone was left unturned in the process. In fact, there was a small dispute on rent increase for the property being purchased. Despite the size of the prize being immaterial, Ray and Lisa pushed for a resolution.
